When do I need a Timber & Damp Specialist Survey

If a Home Buyers Report has been carried out on a property as part of its sale there will be four sections to the report. Although the layout may vary dependent on the firm that produced the Home Buyers Report the four sections that will be included are; the questionnaire (this is filled in by the current owner), the single survey (this will be the report based on the findings of the valuation surveyor) and will highlight any repairs necessary to the property and rate these repairs on a scale of 1 to 3, with the Category 3 repairs being those serious repairs which require to be carried out immediately. Where the new Home Buyers Report system varies from the old scheme 1 and 2 surveys which were carried out up until the end of November 2008, at least as far as the valuation surveyor is concerned, is that they are no longer allowed to express an opinion on the extent or value of any potential repairs required to the property. Their remit requires only that they highlight the repairs necessary and how urgent these repairs are, it is for the vendor (or potentially the prospective purchasers) to instruct any necessary timber and damp specialists survey to provide further reports and estimates on the Category 3 repairs and possibly any Category 2 repairs if so instructed.

Read the Home Buyers Report Carefully

After the single survey section of the Home Buyers report comes the Valuation Report, this section of the document is actually meant for the potential purchaser's lending agents as a guide to help them decide whither to lend money for the purchase of the property.

However the Home Buyers Report is a new system and currently there is some variance amongst Valuation Surveyers about whither a Category 3 repair should affect the valuation of the property or not. Some Valuation Surveyors are only offering a valuation on the property based on all the Category 3 repairs being carried out however some seem for the moment to make no direct reference to the Category 3 repairs having any affect on the valuation of the property.

It is therefore imperative for any potential purchaser to ensure that they have read through the entire home buyers report with particular attention to any Category 3 repairs to ensure that they have all the necessary reports and estimates, including timber and damp specialist surveys, for the repairs. Remember the Valuation Surveyor has highlighted that Category 3 repairs must be carried out whither they be for electrical works, Structural Engineer or indeed a Timber & Damp Specialist Surveys as any of these works could easily add up to £1000.00's in repair bills!

In the event that the previous specification is insufficiently detailed then a site visit may be required though this would not be to carry out a Timber & Damp Specialist Survey merely to take any necessary measurements. Site visits for competitive estimate are normally free of charge though a small fee may be required for jobs where additional expenses such as ferry fares for the islands are involved, though this would of course be highlighted prior to booking of any competitive estimate site visit.
